Address

5429 W Culver Street, AZ 85043
2 Bedroom / 1 Bath / Condominium

The Situation

Joi A. had, like many people, invested in this condo as a rental property, expecting it to become a means of producing secondary income. Unfortunately, this particular property turned out to be a financial drain, rather than a financial asset, and both the property and the tenant were becoming increasingly hard for her to manage. In short, it had become a “nightmare rental property.”

The Problem

By the time Joi contacted us, she had “had it” with this property. It was too much for her, and she simply wanted and needed to be rid of it. She had had a tenant in the unit for 2 years, but this was the kind of tenant that can make a landlord’s life hell. This tenant never paid the rent quite fully or on time, she spoke no English, it was difficult to determine who was actually living in the property at any given time, and the property was all but ruined due to the tenant’s negligence. Joi had given up trying to repair or maintain the property because it was so difficult to gain access to it. As if this weren’t enough – the condo was in the worst kind of location. It was in a poor neighborhood that had become a high crime area, and grown increasingly dangerous. By the time Joi was ready to sell, realtors had told her they wouldn’t “touch it.”

What Fair Property Buyers Did

After Joi had been turned down by every realtor she contacted, she called us, and we went out and were able to gain access to the property in order to evaluate it’s condition, and assess it’s value. In spite of it’s condition and location, Fair Property Buyers was able to make the cash offer to Joi that others had said would never happen. Not only did we take the property off her hands – we took the tenant off her hands as well. We handled everything – including the tenant.

The End Result

Joi was able to close on this property within two weeks from the day she contacted us. She never had to speak with or negotiate with the tenant again, or do anything to repair or upgrade the condition of the condo whatsoever. She could simply walk away from the property, cash in hand. Few buyers are interested in a rapidly deteriorating rental property like this because it’s losing value, costing money, and causing headaches. But it doesn’t matter if you have a “nightmare rental property” or a “tenant from hell,” Fair Property Buyers can – and will – purchase any property, anywhere, in any condition. Not only that, but we will handle all aspects of dealing with whatever tenant or tenants you may have currently inhabiting the property. When we say we purchase rental property “as is,” we truly mean “as is” – and that includes the tenants as well.
