The Situation

Jason C. was a young father with a new baby who needed a larger home to accommodate his growing family. The home they were in was essentially a starter home, and needed repairs that he couldn’t afford to make, and still be able to afford to move his family into a larger home.

The Problem

The first challenge this seller faced was that the house had a significant structural issue because of an addition that had been made 10 years earlier. The patio was converted into a bedroom, and though the construction was properly permitted and performed, the ground had shifted, causing the foundation to crack, so that the bedroom was actually separating from the house. The second challenge for the seller was that the property was “underwater,” he owed more money on the house than it was worth. This meant that – in order to sell the property so he could move on – he had to add the money that was still owed on the property himself. The final challenge was that every other “expert” he had consulted had told him it was impossible to fix the problem with the foundation and the separating bedroom, and that his property was essentially worthless because it was impossible to sell in this condition.
